What Happens After the Final Payment?

1. Identity Verification for Both Parties
- As part of the process, we conduct identity verification for both the buyer and the seller. This step is essential to ensure the integrity of the transaction and verify that all parties involved are who they claim to be.

2. Signing a Power of Attorney (POA) and Notarized Affidavit
- To allow us to act on your behalf for the ownership transfer, you’ll need to sign a Power of Attorney (POA). Additionally, a notarized affidavit confirming your name, home address, and date of birth is required for accurate legal records.
- We also need a signed photocopy of your passport as part of the documentation.

3. Document Review
- We then review all required documents.

4. Final Payment to the Seller
- Once we confirm that all documents are complete and accurate, you can make the final payment to the seller. This payment marks the official start of the title transfer process.

5. Title Transfer Registration
- We then proceed with the legal transfer of ownership by preparing and submitting the necessary documents to the Legal Affairs Bureau, officially registering you as the new owner.

6. Local Tax Office Registration
- We handle the notification of ownership change with the local tax office so that property taxes are recorded under your name, ensuring the tax records are updated.
