How the Process Works and What You Need to Do:

1. Sign a Power of Attorney (POA)
- You’ll need to sign a POA, granting us legal authority to handle the property purchase on your behalf.
- Since you’re outside Japan, please ensure this POA is notarized locally for it to be recognized in Japan.

2. Document Verification
- Along with the POA, please provide a copy of your passport and any other identification or proof of residency, if required. This helps verify your identity and our authority to act on your behalf.

3. Coordination with the Real Estate Company
- We will work with the real estate company handling the sale. They’ll review the POA and other documents to confirm that everything is in order, allowing us to proceed with the transaction on your behalf.

4. Full Payment Transfer to Our Account
- You will transfer the entire purchase amount directly to our bank account in a single transaction. This includes the purchase price and additional costs, such as prorated taxes, registration fees, and our service fees.
- We will provide you with our bank account details and the total amount due.
- Arrange for an international bank transfer in Japanese yen if possible, and consider initiating this transfer a few days in advance to account for processing time. Once received, We’ll confirm the funds with you and hold them until the signing date.

5. Signing the Purchase Agreement and Payment to the Seller
- On the scheduled signing date, we will represent you at the signing session, which usually takes place at the real estate company’s office. We’ll review all details thoroughly and sign the purchase agreement on your behalf.
- Following the signing, we’ll transfer the payment to the seller’s account, completing the purchase. I will then send you confirmation and any relevant documentation to show that payment was made on your behalf.
